A Designer's Own Residence
For Jan & Randy Holbrook
For years, 16830 14th Avenue NW has been more than a residence. It has been the studio of Jan Holbrook Interior Design, the place where an award-winning eye for restraint, light and sightline is practiced every day.
A home like this should not be marketed like the house next door. Buyers in Innis Arden are discerning, design-literate and patient, and the right one will recognize a designer's hand immediately — if we present it with the same discipline Jan brings to her own work. This proposal outlines how we would do exactly that: an editorial story, a technology-forward launch, and a curated First Look befitting one of Shoreline's most protected enclaves.
The Designer
Jan Holbrook's interiors for Gallery House — with DeForest Architects and Joseph McKinstry Construction — took Platinum honors at the Best in American Living Awards and were featured in Luxe Interiors + Design. Her signature: an elegantly minimal backdrop that lets art and view take the lead.
Pared, rectilinear forms that never interrupt a sightline. Furnishings chosen for what they leave out as much as what they bring.
Layered linen, stone and sand tones with enough contrast to stay alive — warm walnut against cool glass and steel.
Rooms composed like a gallery, where reflective surfaces carry the outdoors inward and every wall knows what it frames.

The Place
Platted by The Boeing Company in the 1940s on a wooded bluff above Puget Sound, Innis Arden is a private community of roughly 527 homes, bounded by the Sound, Richmond Beach Road, Boeing Creek and 8th Avenue NW. Protected reserves, private beach access and covenant-guarded views make it one of the rarest addresses north of Seattle — with fewer than a dozen homes trading in a typical year.
The Residence
Boundary is illustrative and drawn from published neighborhood limits; consult the Innis Arden Club for official plat lines.
Resident-only Puget Sound beach access, reached through the community's protected reserves.
Boeing Creek and Innis Arden Reserve trails, with Shoreview Park's 88 acres beyond.
Clubhouse, swim club, tennis and pickleball, governed by a long-standing community club.
About 13 miles to downtown Seattle; minutes to Richmond Beach Saltwater Park and the Edmonds ferry.
The Plan
We begin with Jan's eye, not a checklist. A light-touch pre-market edit, architectural and twilight photography timed to the western light, and a styled narrative of the home as her studio.
A dedicated property site like this one, a high-fidelity 3D walkthrough, cinematic film and drone aerials placing the residence within the bluff, the reserves and the Sound.
An invitation-only First Look for our network and the design community — architects, designers and the people who follow them — building anticipation and momentum ahead of the public debut.
Targeted digital campaigns to design-literate buyers across Seattle, the Eastside and relocating professionals, paired with an editorial print piece worthy of a coffee table.
With Gratitude
Thank you for the opportunity to share our approach. We would be honored to represent 16830 14th Avenue NW.
